Home Building & Project Management Services

With 16+ years of estate/custom home builds. Our construction experience allows us to view and design a set of plans from a custom home builders point of view. Taking into consideration proper material dimensions and key home building elements, It allows minimal guess work out in the field. I take your ideas: a sketch, or a verbal description of your needs, I use your requirements for room sizes, garage spaces, style of home and features, and finally put it all together - precise, concise, properly detailed, ready to build!

House Plan & Home Design

All of our design work is done in-house. We've  been designing custom estate and executive homes since 2001. We're involved in the design phase and the entire custom build process. We  have experience in projects ranging from 1500 to 6000 square feet and everything in between.

 Warranty & Service Requests

Ontario New Home Warranty coverage includes: 7 years - major structural defects; 2 years - plumbing, heating, and electrical systems and building envelope; 1 year - all other items.

Exterior Features

- Precast stone and brick combinations with architectural detailing as per model elevation.  

Manufactured Sills to all exterior window and door openings except garages - all as per builder.

“Architectural” shingles with limited lifetime warranty

Pre-finished aluminum soffits, fascia, eaves trough and downspouts, maintenance free. 

PVC Vinyl “Casement” Windows throughout- complete with screens (Sliders where applicable to basement areas). Colours available.

Lo-E, Argon gas to windows for added insulating performance.

Garden/terrace or Sliding Patio doors.

Sectional roll-up, free maintenance raised panel metal garage door(s) with insulated core 

Insulated metal front door with weather stripping, grip set to match interior door knobs/passage sets, dead bolt and decorative glass. (as per applicable plan).  

Structural Features

  • 8'-4" Poured concrete basement walls and floors complete with weeping tile, damproofing and foundation drainage membrane.
  • Steel beam and/or bearing wall construction as determined by builder.
  • Cold cellar as applicable to model types as shown. Cold cellars to be vented. 
  • 2”x6” exterior wall construction to all exterior walls. Insulated as per Ontario Building Code.
  • 7/16” exterior sheathing with typical air-barrier housewrap.
  • Basement walls strapped at 16" o.c. and insulated as per building code. Blown R-50 ceiling insulation to all main roof attic areas.
  • Engineered wood ‘I-beam” type floor systems - which includes: 3/4” tongue and groove sub floor.
  • Main floor ceilings 9’ (other heights available as per applicable plan).
  • Builder supplied “0” Clearance gas fireplace insert complete with high quality mantle surround as applicable to plan and model type.  


  • Cabinetry in choice of finishes.
  • Upper cabinet crown moulding with light valances below
  • Tall upper cabinets to complement higher ceiling height.
  • Granite Counter tops. Other stone surfaces available.
  • Undermount Stainless steel double kitchen sink, complete with single lever faucet supplied by builder.
  • Decorative Cabinet hood over stove to house - electric range hood. As supplied by builder.
  • Efficient kitchen designs.  


  • Choice of cabinetry from builders standard samples in choice of finishes. 
  • Laminate countertops with white sinks to other bathroom(s) and laundry area.

  • High efficiency forced air gas furnace, complete with Programmable thermostat
  • Ductwork installation for central air conditioning.  
  • HRV (Heat recovery ventilator) - System.
  • Hi-efficiency Natural Gas hot water tank on a rental basis.

  • 200 Amp electrical service.

Interior Finishing Features

  • Oak staircases.

  • Purchasers Choice of paneled series doors from Builder's samples.
  • Top quality trim (3 ¼ - 3 ½” casings, 5 ¼” baseboards) around all windows and door openings.

  • Coated wire rack shelving in closets.
  • Imported porcelain tile flooring
  • Natural Stone flooring available.
  • California stucco/knockdown finish to ceilings. 
  • Bull nose (rounded) corner bead where applicable.
  • Interior walls (excluding garage) to be decorated in latex water based paints. One coat primer and two final coats. Choice of colour selections from builders samples.
